Lamb & Swift Commercial have recently established a Building Consultancy Department.

Taking on a full repairing and insuring lease on a property, which is already in a poor state of repair, could have major financial consequences for a Tenant in the longer term.

In this instance, a simple pre-agreed Schedule of Condition annexed to the Lease may significantly limit future liability. Similarly, the lack of regular maintenance by an existing Tenant may create problems for a Landlord and diminish the value of his existing investment. In this instance, the service of an interim Schedule of Dilapidations or Repairs Notice may substantially improve the Landlord’s position.

In addition, we are also able to offer specialist surveys which include defects investigation, neighbourly matters, party wall surveying, maintenance planning, access statements, statutory applications, Energy Performance Certificates (EPC's), together with measured surveys and floor plans.
